Saudi Arabia’s real estate industry is perhaps one of the fastest growing in the world thanks to both increasing commercial activities and rising investor interest. As one of the most dynamic markets in the Middle East, Saudi Arabia is attracting both local and international developers, which has only fueled the already intense competition and setted the stage for a transformative decade. Saudi Arabia has mandated that all foreign companies with government contracts relocate their head offices to the Kingdom. This policy has significantly increased the demand for premium office spaces, particularly in Riyadh, where available stock remains limited. Grade A office rents in the capital rose by 5.8% year-on-year in 2022, while Grade B rents saw a more modest increase of 1.5%. Occupancy rates for both categories remained extremely high at 99.2% and 98.7%, respectively. But local developers, who account for more than 95% of the market, are facing mounting challenges as international players enter the scene. Many domestic firms continue to operate with traditional business models, which may not align with the evolving demands for high-quality commercial and residential spaces. As a result, companies such as Al Saedan Real Estate, Kingdom Holding Company, Ewaan, SEDCO Development, Jabal Omar Development Company, and Emaar are being forced to adopt global best practices to remain competitive. The Saudi real estate industry is set for aggressive expansion. With an estimated market size of USD 74.99 billion in 2025, it is projected to reach USD 109.63 billion by 2030, growing at a CAGR of 7.89%. This rapid expansion has prompted international real estate firms to enter the Saudi market, aiming to establish a foothold before it reaches full maturity. The push for modern office buildings, in particular, will reshape the market, ensuring that Riyadh and other key cities continue to attract global businesses and investors.
